Builder leaseback: 3 years at 5% net a year
Deluxeton is offering buyers a three-year leaseback with a 5% net annual return. During the leaseback the builder pays the HOA dues, property tax and insurance, and you do not need to find a tenant.
Terms are set by the builder's written leaseback agreement and may change or end. Ask me for the current agreement before you sign.
The market is slow right now, which is why the builder is offering a three-year leaseback at 5% net a year. For investors that is a real advantage: income from the start, with the HOA, tax and insurance paid by the builder.
I have sold two new-construction homes from this builder at Hollywood & Main II in Atlanta, so I know how Deluxeton builds and how their closings run.
A new four-bedroom home in Gwinnett County starting in the mid-$400Ks, on a large lot, with basement lots for buyers who want more space.
Close to US-78 and GA-124: about 10 minutes to downtown Loganville and Snellville, and about 6 minutes to The Grove at Towne Center.

Elevation B adds $5,000 and elevation C adds $10,000. Prices, availability and completion dates come from the builder's materials and can change; ask me for the latest.
