I have sold two new-construction townhomes in Hollywood & Main II, Deluxeton Homes' community on Atlanta's Upper Westside, and both owners bought them to rent out. Four more homes, Lots 19 to 22, are nearly finished, and they are now one of my featured listings.
Builder leaseback: 3 years, plus 2 more if you choose
The builder is offering buyers a three-year leaseback with a 5% net annual return. During the leaseback the builder pays the HOA dues, property tax and insurance, and you do not need to find a tenant. When the three years end, you can sign on for two more years.
Terms are set by the builder's written leaseback agreement and may change or end, so ask me for the current agreement before you sign.
What renting here has looked like
For the most recent home I sold here, the rental listing was up for just three days before we found a tenant with a credit score above 800. The lease started on the day the new home closed, and the tenant moved in that same day, so the owner had rent from day one and was very happy.
The homes
- Lots 19 to 22: $495,000, delivery at the end of 2026
- 3 bedrooms, 3.5 baths, about 2,000 sq ft over three stories, with a two-car garage
- A bedroom suite on the first floor, open kitchen and living on the second, the primary suite and a second bedroom on the third
- Hardwood floors, quartz countertops, Whirlpool stainless steel appliances and 9-foot ceilings
- No rental restrictions
Location
New homes are scarce on the Upper Westside. The community is close to the Chattahoochee River and Westside Park, with I-285 and I-75 nearby for Midtown, Downtown and Buckhead.
Ask me about current builder incentives: the price may be better than you expect. If you plan to finance, get pre-approved first so you are ready when a lot you like is available. Listing courtesy of Atlanta Fine Homes Sotheby's International Realty.
