How to check which schools an Atlanta-area home is zoned for

For many families buying in Atlanta, the first question is the school district. This guide explains how districts are drawn, which district serves each city, how to look up an address on the district's own site, and what to check before you sign. Facts and lookup tools only; whether a school fits your family is your call.

The one rule: schools go by address

Across metro Atlanta, the school a home is zoned for depends on its exact address, not the city name and not the ZIP code. The three most common mix-ups:

  • The city in the mailing address may not be the city the home is in. Many homes with an Alpharetta or Suwanee mailing address are actually in Forsyth County and attend Forsyth County Schools.
  • One city can have two school districts. Inside the Buford city limits it is Buford City Schools; outside them, Gwinnett or Hall County schools. Inside the Marietta city limits it is Marietta City Schools; outside them, the Cobb County School District. Loganville straddles Walton and Gwinnett counties, each with its own district.
  • The City of Atlanta is not in Fulton County Schools. Atlanta is served by Atlanta Public Schools (APS); the rest of Fulton County, including Johns Creek, Alpharetta, Milton, Roswell and Sandy Springs, is Fulton County Schools.

Metro Atlanta's main public school districts

  • Fulton County Schools: Fulton County outside the City of Atlanta, including Johns Creek, Alpharetta, Milton, Roswell and Sandy Springs. Check: address lookup (currently the 2026–27 school-year map); district phone 470-254-3600.
  • Atlanta Public Schools: the City of Atlanta. Check: zone maps and the School Zone Locator. APS zones by the legal address on the tax records.
  • Gwinnett County Public Schools: Gwinnett County, including Duluth, Suwanee, Lawrenceville, Peachtree Corners, Snellville and Sugar Hill, plus the Gwinnett parts of Buford (outside the city limits) and Loganville. Check: cluster map; the map is approximate, so confirm with the Planning Department at 678-301-7085.
  • Forsyth County Schools: Forsyth County, including Cumming and some homes with Alpharetta or Suwanee mailing addresses. Check: district website.
  • Cobb County School District: Cobb County outside the Marietta city limits. Check: attendance zones.
  • Marietta City Schools and Buford City Schools: only homes inside the Marietta and Buford city limits.
  • Walton County School District: Walton County, including the Walton part of Loganville.

Checking a home's schools in 4 steps

  • 1. Get the full address. The schools listed on a listing site are a guide only; the district decides.
  • 2. Confirm the county and whether the home is inside city limits. Look the address up on the county tax assessor's site. For cities with their own district, such as Buford and Marietta, this decides the district.
  • 3. Look up the address on the district's website. Note which school year the map is for; the next year's may already be different.
  • 4. Call to confirm. Near a boundary or in a new community, call the district.

Boundaries change

When new schools open or enrollment shifts, districts redraw attendance zones (redistricting), usually with public notice and community meetings. Fulton County Schools' lookup tool even states the school year its map covers. If you are buying in a new community or near a boundary, check for any rezoning under discussion before you sign.

Where to find objective school data

  • Georgia's school reports site has a report for every public elementary, middle and high school in the state, including state test results and graduation rates.
  • Visit the school, go to an open house, and ask about classes, activities and buses.
  • School ratings on Redfin, Zillow and other listing sites come from third parties; treat them as a starting point.

I can confirm which schools each home is zoned for. Whether a school is right for your child is your call, based on the data and your visits.

Schools and property taxes

Part of a Georgia property tax bill is the school tax, set by the county or city school district. Some counties offer school-tax exemptions for older homeowners who live in the home; the rules differ by county, so check with the county tax office. If the home is your primary residence, also file for the homestead exemption by April 1; see the closing-cost section of Atlanta home loans.

Prices and school districts by city

Every city page lists the school district, a link to look up schools by address, and monthly list prices, days on market and rents by ZIP code:

How I help when you tour

  • Before each offer, I look up the assigned elementary, middle and high schools and send you the district's lookup result
  • For homes near a boundary or in a new community, I remind you to confirm with the district
  • Comparing cities? I put prices, property taxes and school districts side by side in one table

Common questions

Same ZIP code, same school district?

Not necessarily. ZIP codes don't follow school boundaries and can cross county and district lines. For example, 30097 covers part of Johns Creek (Fulton County, Fulton County Schools) and part of Duluth (Gwinnett County, Gwinnett County Public Schools).

Are the schools shown on listing sites accurate?

Use them as a guide only. They usually come from the listing agent or the website and can be out of date; confirm with the district's lookup tool or by phone.

If I buy in a new community, can the schools change later?

They can. Districts redraw boundaries when new schools open or enrollment shifts. Before you sign, check whether the district has rezoning under discussion.

Are Johns Creek and Duluth in the same school district?

No. Johns Creek is in Fulton County and is served by Fulton County Schools; Duluth is in Gwinnett County and is served by Gwinnett County Public Schools.

Can my child attend a school other than the zoned one?

Districts offer some options, such as magnet and charter schools or transfer seats, but the rules, seats and deadlines differ by district; go by what the district publishes.
