After nearly a year of coordination and negotiation, this industrial acquisition in Calhoun, Georgia closed in April 2026. The ±21,000 SF truck terminal sits on 4.78 acres near exits 318 and 320 off I-75, with 45 dock doors (all with edge-of-dock levelers), one drive-in door, a 1,500 SF office and a 1,300 SF shop with a drive-thru bay.
The deal took multiple rounds of purchase-agreement revisions with attorneys, commercial due diligence, an ALTA survey and title commitment review, zoning and expansion feasibility analysis, environmental and land-use review, coordination of an international fund transfer, and several closing-extension negotiations. The price came down from a $2,500,000 list price to $1,900,000.
The value was never just the building. The buyer saw long-term redevelopment and expansion potential, and site planning and expansion studies are now under way. I am also leasing the property for the owner.
