Self-employed and alternative-income loans
If your tax returns don't show what you really earn, these Non-QM loans use other proof of income: bank statements, a CPA-prepared profit and loss statement, 1099s or an employment verification.
- Business owners with large write-offs
- 1099 contractors and gig workers
- Employees whose income is hard to document the usual way
- Buyers of a primary home, a second home or an investment property
How it works
12 to 24 months of bank statements: business or personal deposits are used to calculate income. No tax returns.
Profit and loss statement: a P&L prepared by a CPA or tax preparer in place of tax returns. Designed for self-employed borrowers.
1099 only: recent 1099 forms, for independent contractors.
Employment verification (VOE) only: your employer confirms your job and income, with no tax returns.
Non-QM loans sit outside the standard qualified-mortgage rules, so pricing is usually higher and the down payment usually larger than a conventional loan.
Before you apply, I will look at how your income is documented and tell you which path fits, so there are no surprises in underwriting.
