HELOC and cash-out refinance
A home equity line of credit (HELOC) is a revolving line secured by your home's equity: borrow, repay and borrow again as needed, and pay interest only on what you use.
- Owners who want cash but don't want to give up a low first-mortgage rate
- Investors using equity toward the next purchase
- Renovations, tuition or other large expenses
- Primary homes, second homes and investment properties (1 to 4 units)
How it works
To estimate how much you could borrow, start with your home's value: the maximum is roughly the home value times the lender's loan-to-value limit, minus what you still owe on your mortgage.
With a cash-out refinance, you replace your mortgage with a larger one and take the difference in cash. If today's rates are well above your current rate, a HELOC usually lets you keep the first mortgage you have.
Title can be held in an LLC when the borrowers own 100% of it, and foreign nationals are eligible on some programs. You can qualify with full documentation or alternative documentation.
